Land between Old & New Ruthin Road, Denbigh

This proposed development is located on the periphery of the market town of Denbigh. The proposed development sits between old and new Ruthin Road. To the south is natural countryside. There is existing residential development to the north, east and west. The site covers an area of 5.26 acres (2.13 hectares), of which 4.49 acres is proposed for the development of new homes and 0.68 acres is planned as an area of publicly accessible recreational open space.

A total of 60 dwellings are proposed, ranging in size from two to four bedrooms, and all are two storeys high. There are 54 open market dwellings and 6 affordable housing units, the details and tenure of which will be confirmed with the Council during the course of a subsequent planning application. A series of financial contributions to provide funding for local public facilities and infrastructure will also be offered to Denbighshire County Council Policy, to be secured by the Council through a legal agreement.

The dwellings, roads and associated landscaping proposed will be designed and constructed to a high standard, and will be entirely in keeping with the context of the local area. The development will offer a well-considered and attractive place to live for future local residents.
